  • How do you market my property and find tenants?

    We use a combination of online and offline advertising to successfully market your property. We make sure that each listing has favorable pictures,  show well, and is priced correctly. Our experienced full-time agents show the property to prospective tenants at a time convenient to the prospect's schedule.

  • Who do you have to do repairs on my property?

    We use professional vendors to handle maintenance & repairs. All plumbers, electricians, painters, and general contractors are licensed, bonded & insured. These vendors are very responsive to our needs and provide better pricing because of the volume we do with them & our long term relationship with them.

  • How do you handle the finances of the property?

    We have a fully online accounting system so tenants can pay their rent online and setup auto payment. Owners can get their funds directly deposited into their bank account. We can pay all the bills for the property, as well as monthly and annual statements with copies of the actual bills paid are available 24-7 on the online owners portal.

  • Who will be managing my property?

    For Rentals:

    Each landlord is assigned a full-time professional property manager who gets to know the property. Supported by a team of other staff members, we provide 24-7 coverage in case of emergency. Our rental agents can help market. They work year-round to get you the best-qualified tenants regardless the market conditions.


    For Associations:

    Each Association is assigned a professional property manager under the direction of our Director of Association Management. She is supported by assistant property managers, our accounting department & in the event of an emergency, there is a property manager on call 24/7.

  • Are there special laws about renting property in Washington DC?

    Yes. Each rental property is required to get a Basic Business License(BBL) which assures the city that the owner which is renting the property is in good standing with the city, as well as the property is in safe and adequate condition to be rented. An owner must apply with the District government and have the unit inspected. When your property comes into management, we can assist in the BBL application and inspection process for a small additional fee.

  • How much does rental property management cost?

    Our DC and VA property management services for rentals costs between 8% and 10% of the monthly collected rents. The amount is only charged when the unit is occupied.


    We provide "bulk discounts" to landlords with large portfolios.

  • How much does association management cost?

    Our DC and VA management services for Associations costs between $40 and $50 per door per month, with a minimum monthly management fee of $650.00 per month.


    We provide per door discounts for large Associations (50+ units or doors).
