We use professional vendors to handle repairs including licensed plumbers, electricians, painters and general contractors. Since we manage so many units (1000+) around the city these vendors are very responsive to our needs and provide better pricing because of the volume we do with them. We consciously have chosen not to use in house handymen since we like to have the freedom to use different vendors who can provide expertise on each job we need them for and trust the quality of work we get from using professionals.
We have a fully online accounting system so tenants can pay their rent online and setup auto payment. Owners can get their funds directly deposited into their bank account. We can pay all the bills for the property, and monthly and annual statements with copies of the actual bills paid are available 24-7 on the online owners portal.
Each owner or condo board works directly with a full-time professional property manager who gets to know your property. The property manager is supported by a team of other managers to provide 24-7 coverage in case of emergency and a staff of book keepers to help with the financial records, and rental agents to help lease the property at those times.
Yes. Each rental property is required to get a Basic Business License(BBL) which assures the city that the owner which is renting the property is in good standing with the city, as well as the property is in safe and adequate condition to be rented. An owner must apply with the District government and have the unit inspected. If a property comes into management we can assist in the BBL application and inspection process for a small additional fee.
We have worked with any number of military, diplomatic, World Bank and other government staff who have been assigned overseas for several years. We can take care of their property, handle all their paperwork, and keep them in the loop electronically so they can feel safe their property will be in good shape when they get back to the US.
